Contact your local government and speak to the official responsible for building permits about what will be required. Large builders do this for you, while not every custom builder does.
Procedures and requirements vary, but there are some common requirements:
Permit application
Site plan showing the house, easement and setbacks
House plan
Soil report
Foundation plans (stamped by an engineer)
Water and sewer statement (for septic, percolation test results and for a well, the well permit).
There may also be various fees, which can be expensive, associated with your permit, such as permit fees, tap fees and impact fees. Tap fees are for access to your local water and sewer system. Impact fees may be applied if it is determined that your home will require an increase in local services or significant changes in infrastructure.
